This development is set for completion in 2026, and according to Casa Canal’s developer and Founder and CEO of AHS Properties, Abbas Sajwani, it isn’t just another Dubai over the top luxury condo “It differentiates itself through its focus on experiential living.”

With a combination of design, privacy, and waterfront access, Casa Canal was designed with a long-term vision. “The emphasis is on creating residences that maintain their value and appeal over time rather than following short-term trends.”

Here’s what you need to know about this project, along with the larger role it plays in the Dubai real estate market.

Collaboration With Fendi Casa

One of the hallmarks of this property is the interiors, which were designed in collaboration with Fendi Casa. Sajwani tells me, “Fendi Casa has a very distinctive approach to interiors—it’s elegant, sophisticated, but also modern and adaptable.”

It’s more than just the real estate equivalent of a designer handbag; it’s about a level of quality that’s unparalleled. “Fendi Casa shares our perspective on craftsmanship and exclusivity. The materials, textures, and design philosophy they bring complement the architectural vision of Casa Canal, ensuring that the residences appeal to buyers who appreciate a curated aesthetic,” explains the developer.

According to Dubai-based interior designer Leila Moghadam, this level of luxury isn’t merely what Fendi Casa is known for—it’s what AHS is known for as well. “The developers, AHS, are also importing premium material and excellent craftsmanship. In terms of finishing, you have the best quality veined marble, floor-to-ceiling windows, and woodwork.”

The finishes are also highly curated. It’s not just about creating a modern design that’s on trend; it’s about redefining trends. “Fendi Casa brings an element of refinement that extends beyond aesthetics. Their approach to design, use of materials, and understanding of luxury interiors create an environment that feels intentional and highly personalized. Selling A Lifestyle

In addition to the interiors, future residents of Casa Canal are also drawn to the luxurious amenities. In addition to the stunning views, each residence has a private sky pool. There’s also a luxury car showroom, cigar lounge, Omakase restaurant, café, private movie theatre, wellness center, spa, gym, juice bar, hammam, lounge, and 24/7 concierge, among other amenities.

While most would assume these amenities are designed for a large apartment complex with thousands of units, with only 67 homes available, it’s all the more exclusive, explains Moghadam. “Unlike the other developments, this is more boutique in size, with an emphasis on quality and service with fewer units.”

While much of this might feel over the top, buyers in Dubai aren’t merely looking for functional homes with current design features, but rather a next-level living experience. “I would say in the United States, perhaps the impetus is towards functionality, whereas in Dubai, it’s also about innovation and the wow factor too. Dubai’s vision is to become a global leader in contemporary architecture, and this in turn lends itself towards futuristic, unusual, and uniquely designed buildings. Dubai certainly pushes the boundaries of architecture and design,” says Moghadam.

The developer tells me that Casa Canal was designed with a very specific customer in mind—someone who values privacy, waterfront living, and exceptional craftsmanship. “The goal was to create a limited collection of homes that deliver a resort-like experience in a city setting. Every detail, from the expansive layouts to the seamless indoor-outdoor flow, is intentional. The collaboration with Fendi Casa brings a level of design sophistication that aligns with the lifestyle expectations of our clientele.”

This is an entirely different level than luxury buyers in the United States, explains the developer. “Buyers expect seamless access to concierge services, smart home integration, and hotel-grade amenities. In markets like New York or Los Angeles, the focus tends to be on heritage, privacy, and a discreet kind of exclusivity. Both cater to high-net-worth individuals, but Dubai’s appeal lies in its ability to constantly redefine the boundaries of modern luxury living, while the United States leans on history and established prestige.”

While Moghadam is certainly looking forward to seeing Casa Canal make its debut, she’s also looking forward to the developer’s next project, One Casa. “It is equally luxurious, with six-meter ceiling heights, and located along the same canal. It is due to launch soon and is likely to be a similar success.”
