Recently, we’ve been analyzing ZIP codes in terms of their home values, and going state by state to identify the most expensive ones. Through our analysis of monthly home values, as well as financial data from the Census Bureau, we’ve identified the most expensive ZIP codes in states such as Arkansas, Virginia, and Delaware, among others. Now, it’s time to turn to Oklahoma as we break out west of the Mississippi.

So, read on to find out the most expensive ZIP codes in Oklahoma in 2024, relying on data from Zillow’s home value index and the Census Bureau.

The Most Expensive ZIP Codes in Oklahoma

Zillow’s home value index tracks monthly home values for all types of homes on a monthly basis. For Oklahoma, as of November 2024, it tracks 305 ZIP codes. Home values across most of Oklahoma’s ZIP codes have seen historic growth since the pandemic hit in 2020. Growth plateaued a bit since 2023, but prices and values are at historic highs.

As part of our analysis, we took into consideration the latest monthly home values Zillow has — November 2024 — as well as the average of 12 months of median home values from December 2023 to November 2024, in order to gain a fuller picture. Below are the 25 most expensive ZIP codes in Oklahoma.

The Top 5 Most Expensive ZIP Codes in Oklahoma

The No. 1 most expensive ZIP code in Oklahoma is 73007, which is centered on Arcadia, northeast of Oklahoma City. This is a beautiful area, with a small downtown and many secluded homes. Incomes in ZIP code 73007 are very high, especially when compared to Oklahoma’s average income overall. The median household income is $154,250, while the average household income is $165,037. The median home value in ZIP code 73007 was an already-high $380,388 in November 2019, before appreciating substantially by 34.1%. It reached a new high of $510,145 in November 2024. Year-over-year, home values haven’t changed much, with the median increasing by a mere 0.4%.

Edmond was once a typical suburb of Oklahoma City before exploding in size and becoming very much its own city. ZIP code 73025, the second most expensive in Oklahoma, covers northwestern Edmond. And the affluence here is palpable. The median household income in ZIP code 73025 is $176,808, meanwhile the average household income is $224,556, both of which are higher than the incomes of the No. 1 most expensive ZIP code. Like in so many other housing markets, prices really surged in the wake of the pandemic. From a median home value of $341,429 in November 2019, the median rose by more than 40%, reaching $479,343 in November 2024.

The No. 3 most expensive ZIP code in Oklahoma is 73173. This ZIP code covers southeastern Oklahoma City, and features several nice developments. This ZIP code is just south of Will Rogers World Airport. Incomes here are high, but not as high as in the No. 1 and No. 2 most expensive ZIP codes. The average household income is $154,906 and the median $141,180. Home values rose in ZIP code 73173, though not at the same rate as the first two ZIP codes. From a median home value of $327,665, the median grew by 29%, topping out at $422,662 in November 2024.

The fourth most expensive ZIP code in Oklahoma is 74137, which covers a very nice area of southern Tulsa. This ZIP code has a very suburban feel despite it being technically still part of Tulsa proper. Just under a quarter of all households in ZIP code 74137 earn $200,000 or more a year. The median household income here is $103,963, and the mean household income is $157,716. This ZIP code saw some major home value appreciation over the years. Back in November 2019, the median home value was $295,054. Five years later, it had grown by 40.2%, standing at $413,534 in November 2024.

The fifth most expensive ZIP code in Oklahoma is 73034, which takes us back to Edmond. This ZIP code is honeycombed with nice developments, much of it fairly new. Nearly a quarter of households in ZIP code 73034 earn $200,000 or more per year. Another 19.4% of households earn between $100,000 and $150,000. These incomes also go a long way considering the local cost of living. The median household income is $113,296 and the average household income is $148,406. Compare those figures to a median home value of $399,497 in November 2024: These incomes are very sustainable for these kinds of home values and prices; in many other parts of the country, six-figure incomes are in no way enough to sustain both surging prices and values.
