The 20 Most Expensive ZIP Codes In Kentucky, From Zillow Data

In a recent study, the most expensive ZIP codes in Tennessee were determined based on an analysis of home values. Now, the move is to analyze and identify the most expensive ZIP codes in Tennessee’s northern neighbor, Kentucky. Read on to find out the most expensive ZIP codes in Kentucky in 2025, based on the latest data from Zillow’s home value index.

The Most Expensive ZIP Codes in Kentucky

In order to identify the most expensive ZIP codes in each state, this analysis relied on data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey. The study analyzed thousands of ZIP codes across the country as part of a general survey. From there, the focus was narrowed to Kentucky and its 591 ZIP codes that Zillow tracks home values for. As part of this analysis, we took into consideration the latest monthly home values Zillow has — March 2025 — as well as the average of 12 months of median home values from April 2024 to March 2025.

The Top 5 Most Expensive ZIP Codes in Kentucky

ZIP code 40510 is the most expensive one in Kentucky. This ZIP code covers an area west of Lexington, largely rural and beautiful. This ZIP code doesn’t contain many homes, at 416 households. The median household income in 40510 is $155,625, while the average household income is $193,134. Just under a quarter of households earn $200,000 or more a year. In just the past year, the median home value rose by over 10%, from $666,647 in March 2024 to $734,093 in March 2025. And it’s up 60% since March 2020’s median of $458,675.

The second most expensive ZIP code — 40059— is centered on Prospect, northeast of Louisville, along the Ohio River. It also includes River Bluff. This suburb of Louisville has more than 7,900 households, 39.6% of them earning $200,000 or more a year. The median household income is much higher than the state’s median, at $165,000. The average household income is $237,494. Home values grew over the last few years, though not as fast as in other ZIP codes we’ve studied. From $422,372 in March 2020, the median home value appreciated by 42.1%, reaching $600,280 in March 2025. In just the last year, the median home value rose by nearly $30,000.

The No. 3 most expensive ZIP code in Kentucky — 40513 — is another ZIP code to the west of Lexington, covering a beautiful rural expanse. The median household income is $126,642, with the average household is $40,000 more, at $166,149. A little over a quarter make $200,000 or more a year. Home value appreciation in 40513 was on par with the No. 2 most expensive ZIP code: 41.7% over five years, from $383,166 in March 2020 to $542,888 in March 2025.

The fourth most expensive ZIP code also covers suburbs of Lexington, 40502. Some of the communities included in this ZIP code are Chevy Chase, Kenwick, Ashland Park, Lansdowne, and Lansdowne Merrick to name a few. Incomes here aren’t exorbitant. The median household income is $73,939 and the mean household income is $130,733. Around 20% of households earn $200,000 or more annually. Over the last five years, the median home value rose by 43.2%. But the home value appreciation over the last year alone is very impressive: 6.2%, equivalent to more than $32,000 since last March.

The No. 5 most expensive ZIP code — 40023 — is east of Louisville and is centered on Wilsonville, although part of it stretches far north to cover the Louisville community of Boston. Incomes here are on the higher side for the state. The median household income is $135,863, while the ZIP codes’ average is $172,324. More than a half of households earn $200,000 or more. Home values grew more steadily in ZIP code 40023 compared to others. From $363,883, the median rose by 39%, coming in at $505,830 as of March 2025.
