Real Estate
As you look at acquiring property, you’ll want to be aware of different types of real estate investments. Some are more passive in nature, such as a long-term credit tenant that might not be management intensive and will provide cash flow. For others, real estate investors might look to make significant improvements and add value. In these cases, the returns could outperform the market. If you’re looking to increase the value of a property, that could mean physical upgrades, improving tenant quality, optimizing leases, or even changing the property’s use entirely. From my experience, I’ve seen that the most successful…
Why do we crane our necks toward the ridgeline, yearning for a house that brushes the clouds? Maybe the urge to survey danger still thrums beneath our ribs, or maybe we just like the thrill of looking down on the city’s quickened heartbeat. Whatever the reason, the pull endures. Some simply call it a view. In Los Angeles, it’s more a storyboard. Here, a window isn’t just glass but a lens through which the city’s perpetual script unfolds, frame by light-shifting frame. In a place that measures life in scenes, such a sweeping outlook turns idle seconds—pouring a coffee, letting…

Today, Flowers and her daughter, Erica Hallmark, own and manage East Texas Title…
Free market buildings continued to dominate New York City’s multifamily market in Q1 2025 with the sale of these assets accounting for 88% of the city’s $2.21 billion in dollar volume, the highest share on record and up from 63% in 2024, Ariel Property Advisors’ research shows. Multifamily sales activity was largely concentrated in high-income neighborhoods in prime Brooklyn and Manhattan below 96th Street with a focus on buildings that had fewer than 25% rent-stabilized units or benefited from a 421a tax exemption. Brooklyn led all submarkets in Q1 2025 with nearly half of New York City’s total multifamily dollar…

While overall numbers point to a busier season so far, different buyer patterns across different areas and neighborhoods can lead to local timing mismatches. As New York City entered the spring 2025 real estate season, many buyers,…
Few headlines have reverberated across the nation like the New York Daily News splash on October 30, 1975. Five spare words—“FORD TO CITY: DROP DEAD”—declared that Wall Street’s hometown was on the brink. The phrase distilled a decade of near bankruptcy and municipal belt‑tightening into a single punch and seemed to predict a lasting fade. New York, of course, refused to oblige. Decade after decade, the city remains steadfast in the face of adversity. Boom gives way to bust, slump gives way to revival, the market resets and thrives while the skyline remains unmoved. Resilience is Manhattan’s defining trait. So,…
